Key Roles & Responsibilities : 

A. Project Development: Concept & Product Strategy

• Creative Concept Engineering: Collaborate with the VP and Senior Manager to brainstorm and develop unique hospitality concepts (Hotels, Serviced Apartments, and niche projects) that align with market trends and consumer insights.

• Product Positioning: Define the specific "look and feel" and service standards for new projects to ensure they possess a strong Unique Value Proposition (UVP) in competitive markets.

• Space Optimization: Work closely with architects and design consultants to review floor plans and space programming, ensuring maximum operational efficiency and revenue-generating potential.B. Project Development: Financial Structuring & Analysis

• Advanced Financial Modeling: Construct and manage detailed financial models for new developments, including comprehensive P&L projections, Cash Flow analysis, and Payback Period calculations.

• Investment Feasibility: Execute in-depth feasibility studies, conducting sensitivity analyses (Best/Worst Case) to evaluate the financial viability and risk factors of potential hotel and apartment investments.

• Capital Budgeting Support: Prepare data-driven investment briefs and financial justifications to support the VP in securing funding or evaluating capital allocation strategies.C. External Coordination & Stakeholder Liaison

• External Representation: Act as the primary point of contact for external parties, including landowners, real estate brokers, legal consultants, and government agencies.

• Partnership Cultivation: Identify and perform initial negotiations with potential business partners, vendors, and third-party operators to optimize project costs and quality.

• Project Liaison: Facilitate communication between external consultants (Market Researchers, Valuers) and internal departments to ensure project timelines are met.D. Strategic Support & Team Synergy

• Executive Briefing: Prepare high-quality Pitch Decks, Executive Summaries, and Project Status reports for the Senior Manager and VP to present at Board-level meetings.

• Internal Alignment: Coordinate with Finance, Legal, and Project Management teams to ensure the smooth transition of a project from the "acquisition/concept" phase to "development/operation."

• Executive Mentorship: Provide guidance to the Business Development Executive in data gathering and preliminary research tasks. 


คุณสมบัติ

1. MBA or BBA in Hospitality, Business Administration, Real Estate, or a related field. 

2. Year of Experiences : 4-8 + years of progressive experience in hotel business development, investment strategy, or consulting, with at least 2 years in a leadership role managing a team.

3. Special Requirement : - Good-level skills in Microsoft Excel for complex Financial Modeling and Feasibility Analysis.- Strong understanding of Hotel Management Agreements (HMA), lease structures, and real estate laws.- Good command in English (written and spoken) for professional business communication.
